Part Time Maintenance Operative

We are looking for an experienced maintenance operative to work at our prestigious Newcastle under Lyme student residence and provide a high quality and effective repair service. It is essential that all work is completed in a safe and cost effective manner in accordance with good practice and relevant specifications. This role covers:

Building Management

  • Undertake general repairs and provide maintenance to SFM managed sites as required.
  • Carry out repairs e.g. general labouring, unblocking drains and lavatories, clearing spillages, moving heavy items or white goods, assembling furniture, decorating, litter picking, making good of any other internal and external works or jobs as instructed by the Accommodation Manager.
  • Clear apartments, pressure wash external properties, sweep, maintain clear and safe pedestrian walkways, clear snow, grit as required and ensure refuse bin areas are kept clean with bins rotated.
  • Dispose of waste material in a safe and hygienic manner ensuring it is available for collection.
  • Undertake general gardening tasks such as grass cutting, maintenance of hedges etc.
  • Undertake like for like electrical maintenance such as bulb, tubes, fuses, starters and diffuser replacement.
  • Carry out regular plant and equipment checks and report on defects.
  • Carry out Health and Safety checks and maintain statutory compliance in accordance with relevant specifications and regulations.

General Duties

  • Routine reactive and planned preventive maintenance.
  • Undertake room and apartment inspections, obtain quotes, provide job costs, and schedule the works reporting to the Accommodation Manager.
  • Assist the Accommodation Manager in developing a proactive schedule of works
  • Manage and report on stock levels; maintain appropriate and accurate records
  • If required, be part of a call out service.
  • Report monthly meter readings as required.
  • Assist with move out and move in weekends as needed.

Customer Service

  • Ensure all requested maintenance is dealt with in a timely and efficient manner
  • Liaise with customers ensuring they are kept informed of the nature and duration of works to be undertaken

Core Competencies

  • Competent in carrying out tasks to a high standard
  • Able to prioritise effectively and allocate time appropriately to complete tasks in a timely manner
  • Work on behalf of SFM to ensure all onsite maintenance and statutory compliance records are accurately maintained and up to date
  • Customer focus – able to build positive relationships with tenants and satisfy their requirements effectively

  • Relevant building maintenance experience.
